Viewing the source of the offending website, it contains:

[script type="text/javascript" src="http://www.zeroturnaround.com/index.php?ak_action=aktt_js"]

So by having the .php script check the HTTP_REFERER, you can conditionally change the contents, and with JavaScript you can make the page look however you want.
